October 22, 2026
Stand at the corner of Jackson Street and Observer Highway this week and the block looks almost finished. Across Jackson, the expanded Southwest Resiliency Park has six pickleball courts, a full basketball court, a splash pad and a social plaza, all open since September 2025. Southend Lofts fills the block between Observer Highway and Newark Street. Construction on its 110 condominium homes wrapped in early 2026, and residents have been moving in since.
The ground floor is where the neighborhood's daily routine is supposed to change, and as of late October 2026 none of it is open yet. Five businesses are coming, each with its own kind of date. A gym has published a target month. A food hall has announced a season. The grocery store, which this corner of Hoboken has wanted longest, is still working from a forecast made a year ago.
How firm each date is matters more than the date itself. Here is where each one stands and who said it.
| Business | What it is | Current timing | Where the date comes from |
|---|---|---|---|
| City Fitness | Fitness club | December 2026 or January 2027 | The club's own membership page |
| Alto | Food hall from Orbital Kitchens | Early 2027 | Announcement covered by Hoboken Girl, Sept. 14, 2026 |
| Southend Market | Grocery store | Late 2026 | Hoboken Girl report, Oct. 10, 2025 |
| Nana's Dim Sum + Dumplings | Dim sum restaurant | "Coming," no date | Hoboken Girl roundup, Sept. 28, 2026 |
| Under Pressure Espresso Bar | Cafe | "Coming," no date | Hoboken Girl roundup, Sept. 28, 2026 |
The first four rows run from most to least specific. The order of arrival may turn out quite different.
City Fitness, a Philadelphia-based operator, states on its Southend page that the 38 Jackson club is not open yet and is "targeted to open December 2026/January 2027." That is the most concrete commitment anyone on this ground floor has made. It also sits a little later than the late-2026 target Hoboken Girl reported in April.
City Fitness is also opening a second Hoboken location at 1000 Maxwell Street, which was also aiming for late 2026. With clubs at both the northern and southern edges of town, southwest Hoboken gets a gym in its own building instead of a walk toward Washington Street.
A gym has a reason to publish a date that a grocery store doesn't. It sells memberships before the doors open, so the date is part of the product. That is why the business with the least to do with daily errands has the clearest timeline.
Southend Market matters most to southwest Hoboken. Jersey Digs described it as the supermarket "the southwest corner of Hoboken will finally be getting." It comes from the owners of Brooklyn's Dumbo Market, and it will be their first New Jersey store.
The store has shrunk while it waited. When Jersey Digs covered the 38 Jackson redevelopment in September 2022, the ground floor was planned around a 25,500-square-foot supermarket. When Hoboken Girl named the operator in October 2025, the store was 12,700 square feet, about half that. The floor area went to other uses. Today the same ground floor holds a gym, a food hall, a cafe and a dim sum restaurant, which a single large supermarket would have filled.
Its opening window has stayed put on paper. "Late 2026" comes from that October 2025 report. By May 1, 2026, a Southend Market sign was up, but storefronts were still being built out and no retail opening dates had been announced. In mid-September, NJ.com still listed Southend Market as an announced tenant. The year-old forecast leaves about two months of 2026, and the market has not published a newer date.
The name has shifted too. The October 2025 coverage called it Dumbo Market. The sign and later reports use Southend Market, with Dumbo Market as the owners' existing Brooklyn brand. If you're watching for an opening announcement, look for the Southend name.
Nana's Dim Sum + Dumplings is a Colorado-based dumpling and dim sum shop, and 38 Jackson will be its first New Jersey location. In December 2025, TAPinto Hoboken reported plans for about 80 seats and a liquor license, with an opening expected "by next summer." Summer came and went. Nana's own site still lists Hoboken as a "future location" instead of with its open restaurants.
Under Pressure Espresso Bar comes from New York City and serves breakfast and lunch staples like sandwiches and salads, plus pastries. No opening timing has been given since the tenant was first announced in November 2025, and Hoboken Girl's fall roundup on September 28 still listed it as coming.
Between them, these two would give the block a morning stop and a sit-down dinner with drinks, which the grocery and gym don't provide. Neither has a date, so neither can be planned around yet.
The latest arrival is the most unusual. Alto is Orbital Kitchens' first New Jersey location. The company runs five locations in New York City and operates multiple restaurant brands from centralized kitchens with technology-driven ordering. The Hoboken hall is planned for about 3,100 square feet with roughly 15 restaurant concepts, a smoothie cafe and indoor seating, and it is expected to open in early 2027.
Here are the concepts named so far, as reported by Hoboken Girl and Jersey Digs:
Fitting about 15 concepts into 3,100 square feet works because the brands share centralized kitchens and one ordering system. You order at a self-service kiosk, in the Alto app or through third-party delivery platforms, then eat there, pick up or have it delivered. Russell Yam, Orbital Kitchens' co-founder and COO, said in a press release quoted by Hoboken Girl that the goal is "a wide variety of dining options in one place, whether they're dining in, picking up an order or having it delivered." For anyone within a few blocks of Observer Highway, that means a single order can cover sushi for one person and birria tacos for another.
Alto will also open directly onto the building's covered public atrium, which the building's own site calls the Davis Hall Atrium. TAPinto Hoboken describes it as a light-filled, weather-protected space meant as a year-round gathering place that connects the residences with retail and dining. The park across the street is southwest Hoboken's open-air gathering spot from spring through fall. Davis Hall is designed to be the indoor version for the rest of the year. Alto's early-2027 target puts that indoor option in place around the end of its first winter.
Southend Lofts used to be the Davis Baking Powder and My-T-Fine Pudding factory. The Taurasi Group redevelopment restored the five-story historic building and added new wings up to nine stories. The park side was settled earlier. The city acquired the old Academy Bus lot, known as Block 10, in April 2021, and the expansion opened in September 2025. At the ribbon cutting, Fourth Ward Councilman Ruben Ramos recalled the site as "just an underutilized parking lot," according to the City of Hoboken.
So the park's recreation opened first, the homes came next, and the everyday businesses are still to come. Each of those businesses depends on the one before it. The courts and splash pad draw people to the corner, the new condos supply regulars, and the storefronts turn both into daily foot traffic. Nearby, With Love, Valentina, a wine-and-tapas lounge at 700 First Street in the Sky Club, soft-opened in February 2026. For now it is one of the few new evening spots in this part of town.
For anyone living between Paterson Avenue and Newark Street, the next few months follow the table above. City Fitness is targeting December or January, Alto early 2027, and Southend Market still has only its late-2026 window.
